September 26 Planning Board Summary

On September 26, 2006, the Huntersville Planning Board endorsed the following alignments for the proposed thoroughfares:

Prosperity Church Road Extension: Follow the “blue” route with the northern connection being made at the intersection of Sam Furr Road and Davidson-Concord Road. This would be a single, multi-lane major thoroughfare. The discussion basically focused on the need to provide a multi-lane route in the future. The northern terminus was selected to provide a more direct connection to Davidson-Concord Road while preserving the use of Ramah Church Road to encourage traffic to use the extension of Ramah Church Road to Shearer Road as provided in the NC 73 Small Area Land Use and Economic Development Plan. The Skybrook/McAdoo alignment issue was acknowledged.

In addition to the Prosperity Church blue route: The Planning Board recommended a new minor (2-lane) thoroughfare be created along generally the eastern leg of the “purple” route between Huntersville-Concord Road and NC 73. The purpose of this route is to provide north-south circulation serving the economic development area identified in the NC 73 Small Area Land Use and Economic Development Plan. The Planning Board agreed with staff in allowing further study on the southern portion of this route with a final determination to be rendered as soon as possible but not concurrent with the Prosperity Church Road decision.

Verhoeff Drive Extension: The Planning Board recommended the alignment as proposed to the Prosperity Church Road Extension with a recommendation for further extension to Eastfield Road at Highland Creek Parkway if the issue of impacts to the Mecklenburg County park land can be worked out. The approved subdivision plan for Olmstead shows an alignment for Verhoeff Drive that differs from the recommended route. The developers are not comfortable with the staff’s proposed route. Staff will review further options and may have more information in this area prior to the November 6 Town Board meeting.

Asbury Chapel Road Extension/Relocation: The Planning Board recommended the western route for this thoroughfare. The primary consideration was the higher potential for connectivity to Holbrooks Road in the future. This route does pass through land owned by Mecklenburg County and held as open space and buffer to the old landfill underlying the Waymer Flying Field.
