On May 7, 2012, the Huntersville Town Board adopted standards for density averaging into the Zoning Ordinance.

Density Averaging allows the transfer of impervious development rights between two (2) parcels not within the boundaries of the same subdivision by way of designated undisturbed natural areas. Impervious area is the area of the property covered by impervious or partially impervious ground cover including buildings, pavement and gravel. Properties in Huntersville are subject to a maximum impervious allowance if they are located in a regulated Watershed Overlay District.
